This is a bookkeeping tool, not tax advice. Residential finance costs (mortgage interest) go in box 44 and are a basic-rate 20% tax reducer, not an expense, so they are deliberately excluded from the profit figure above and must not also be entered in box 26. The relief shown is an upper bound: HMRC restricts it to 20% of the lowest of your finance costs, your property profits, and your income above the personal allowance, and we cannot see that last figure. Confirm treatment against the HMRC UK property notes or your accountant. Highlighted rows are low-confidence and worth a quick check.

1 · Private by design

The PDF is parsed inside your browser. Only the extracted text is sent for categorisation, then discarded.

2 · SA105-shaped

Categories map to the actual SA105 boxes, so January-you can fill the return straight from the CSV. See which box each line goes in.

3 · MTD record-keeping

From April 2026, landlords with qualifying income over £50,000 must keep digital records and send quarterly updates. A CSV per statement is the record-keeping half, done in seconds.

What this does and does not do

Being straight with you, because the difference matters:

Turns your statement into a digital recordYes
Categorises every line against the SA105 boxesYes
Submits your quarterly update to HMRCNo

HMRC requires two separate things: digital records, and submission through HMRC-recognised software. This tool produces the records. You import the CSV into your own MTD or bridging software to file. If you already pay for MTD software, this saves you the hours of typing that sits in front of it. If you do not, you will still need one to submit.

On timing: there are no late-submission penalty points for quarterly updates during 2026/27, so this year is the cheap year to get your records straight. From April 2027 missed quarters earn points, and four points is a £200 penalty. The Self Assessment deadline is unchanged at 31 January.
